The original office building for the International Union of Operating Engineers, Local No. 234, faced significant challenges, including outdated HVAC systems, structural leaks, system failures, and aging aesthetics. Initially, the project scope involved adding an expansion to the existing structure, replacing the HVAC systems, and updating finishes throughout.
However, a feasibility study revealed that constructing a completely new building on the same property was both practical and cost-effective. The project pivoted to designing a modern facility that meets the Union’s operational and aesthetic goals.
